The Township of Wellesley requires a site plan application if you are planning to:
- Construct a new building or addition
- Undertake major building renovations, which substantially increase the size or usability of a building or structure
- Establish a commercial parking lot
- Making alterations to an already approved site plan
Site plan applications are not required for construction of:
- A single-detached dwelling
- A semi-detached dwelling
- A duplex
- A farm building
A development project that requires a site plan approval will require a development agreement registered against title prior to the issuance of any building permits.

The policies in the Grand River Source Protection Plan apply in the Township of Wellesley and may impact the following planning applications if the property is in a vulnerable area.
- Site plan
- Committee of adjustment
- Consent applications
- Minor variance applications requiring site plan approval (note: minor variance applications that do not require site plan approval are exempt)
- Zone change/official plan amendment
- Draft plan of subdivision
- Demolition control
